Town and Country Herts & Essex (whilst under the much larger umbrella of Town and Country East of England that has branches in Cambridgeshire, Suffolk, and Norfolk) is owned by us (see our beautiful faces below), Lee Venables, and Geoff Flewers. We have offices throughout Hertfordshire & Essex, and as we are both Herts & Essex men, and have both been “round the block” a few times, we have a vast knowledge of not just the Herts & Essex property market, but the actual towns, villages, and hamlets in which we work. This we believe is vital! We got together a few years ago & formed Town & Country Herts & Essex, and we opened our first shop/office in Harlow, which today is our main HQ. The whole sales process starts with you having your property valued. If this isn’t done correctly and If it is put on for too much money, you simply will not sell it! If it is put on for not enough money, then it is costing you £££’s (It is worth mentioning that Town and Country are quite happy to value your property even if you are just curious as to its value. We put no pressure on you whatsoever. When you are ready, we are ready!) Valuing a property correctly is vitally important. Too many agents are quite willing to over value your property. Why would they do that? The answer is simple. They do it just to get you to put your property with them. They then tie you in with a 12-20 week contract. Why? The average selling time in Herts & Essex is 6-7 weeks! Why do they want you to sign a 12/16 or even 20 week contract? The answer is simple, they have over valued and need time to ask you to reduce your price. This is just about the worse thing that can happen. The “let’s put on for this & see what happens” scenario simply isn’t good enough! PRICE REDUCTIONS In 2021 over 17,450 properties in Herts & Essex had a price reduction.
