Transparency in CAM

Charges At Cape Kalyan, we firmly believe that every resident has the right to full transparency in how Common Area Maintenance (CAM) charges are collected and utilized. Currently, there is a significant lack of clarity, and no proper checks and balances have been shared or enforced by the incumbent AOA, leaving residents uninformed and concerned. If Cape Kalyan is given the opportunity to serve, we will ensure:  Regular and detailed disclosure of CAM collections and expenditures  Quarterly financial reports shared with all residents.  Independent audits and transparent budgeting.  A resident oversight committee to review major expenses.  Digital access to CAM records for complete accountability. Our goal is to build trust through transparency, ensuring that every rupee collected is accounted for and wisely spent for the betterment of the entire Capetown Society.

Structural Safety &

Basement Water Issue At Cape Kalyan, we prioritize the long-term safety and stability of every building in Capetown Society. Persistent basement water seepage and unaddressed structural concerns pose not just an inconvenience but a serious risk to property and resident safety. To proactively address this, Cape Kalyan will initiate the formation of a dedicated task force, which will include:  Qualified civil engineers  Independent structural auditors  Experts from CSIR-CBRI (Central Building Research Institute) or similar reputed institutions This expert task force will:  Conduct a comprehensive structural audit of all towers and common areas  Investigate and resolve basement water leakage and drainage issues  Provide a scientific action plan with clear timelines and budget transparency  Ensure preventive maintenance strategies are implemented to avoid future damage Our aim is to make Capetown Society structurally sound, safe, and future-ready — not just for today, but for generations to come.

VCAP (Common Area

Electricity Charges) – End the Double Payment VCAP refers to the electricity charges for common areas, which were earlier included within the CAM (Common Area Maintenance) charges. After the implementation of MPC, these electricity charges should have been deducted from the CAM, but that hasn’t happened. As a result:  Residents are currently paying twice — once to UPPCL and again to AOA  This leads to an unfair and unjustified double burden on homeowners At Cape Kalyan, we are committed to eliminating this issue. We will:  Ensure VCAP is adjusted properly in the CAM structure  Stop the double charging  Bring complete financial relief to residents from this ongoing issue We deserve fairness. “Cape Kalyan” will fight to ensure it.

Ensuring Registry for

2,300 Pending Flats At Cape Kalyan, we stand firmly for the rights of all residents, including those whose flat registries remain pending. We have fought tirelessly to:  Secure voting rights for unregistered flat owners in the AOA elections  Ensure they are recognized as mainstream residents of our society  Promote inclusion, fairness, and equal representation in community decisions Now, we renew our commitment to fight for the initiation and completion of the registry process for all 2,300 pending flats. Your home, your right — and we’re here to protect it.

Enhancing Accessibility for

Senior Citizens & Physically Disabled Residents As part of our commitment to creating an inclusive and accessible living environment, we are pleased to announce several upcoming improvements across all clubhouses in Capetown:  Installation of Lifts in all clubhouses  Restructuring of Ramps and Footpaths for safer, smoother access  Wheelchair Accessibility to all major areas  Special Games and Activities designed for physically disabled residents These changes will be redesigned and implemented by “Cape Kalyan”, with a focus on safety, dignity, and convenience. We strongly believe that senior citizens and differently-abled residents are the heart of our Capetown community, and these efforts are a step towards honoring that belief.

Ensuring Water Quality

Clean and safe water is not a luxury – it's a basic right. At Cape Kalyan, we are deeply concerned about the quality of water being supplied to residents in Capetown Society. If given the opportunity, Cape Kalyan will ensure:  Regular water quality testing through certified labs.  Public disclosure of test results to all residents.  Installation and maintenance of proper water filtration and softener systems.  Timely action on any complaints related to water color, odor, hardness, or contamination.  Collaboration with Government bodies and experts to maintain high water safety standards. Our commitment is to provide clean, safe, and healthy water for every resident - because your health and well-being matter.
